Nightingale- the specialist Property Advisor

Nightingale is property advisor to nearly 200 private investor clients who share ownership of commercial property which they would dearly like to be income producing. Using our breath of experience as a Property Development principal we are able to advise clients on solutions to property issues from unlet properties to management problems. We can also recommend ways to enhance the value of a property through refurbishment, alterations or by obtaining a new planning consent. We love the challenge!

Current projects;

FAULDS PARK, GOUROCK, GREENOCK, SCOTLAND.

Our clients financed the development of this 80,000 sq warehouse and office building, located some 20 miles west of Glasgow. It is one of 3 buildings at Faulds Park, one of which is let and occupied by Amazon as a distribution centre.

The property was completed in May 2003 and never been occupied.
Nightingale produced a report on the property covering all aspects from the reason for acquisition, the parties involved, the financing issues, the marketing activity undertaken and proposed a comprehensive strategy for finding an occupier. This involved selecting new marketing agents, organizing new marketing initiatives to highlight the positive attributes of the property, working with the new agents on awareness campaign. We have also worked to seek an improved planning consent, reduced rating assessment, and to obtain costs for making the building suitable for a variety of potential uses.

WHITEHOUSE POINT BUSINESS PARK, PETERLEE, CO DURHAM

At Whitehouse Point we are property advisors to 2 separate investment syndicates who own 2 different buildings on the same office park in the East Durham Enterprise Zone.

WHITEHOUSE ONE

This building comprises some 30,000 sq ft completed in 2005. The ground floor is let and occupied by the NHS.

Whitehouse Point Business Park

The first floor of 15,000 sq ft is available to let.

WHITEHOUSE THREE

Whitehouse Point Business ParkThis building comprises some 46,500 sq ft of offices over 3 floors. It has been unlet since it was completed in April 2006.

These two office buildings are owned by totally separate investors, but they have individually retained Nightingale to help them achieve occupation. We reviewed the history of the development and activity of the letting agents, established what competition existed for the building and prepared a marketing strategy. As a result new letting agents were appointed to both buildings and highly competitive marketing terms offered to potential occupiers. An innovative and targeted marketing campaign is ongoing for both buildings.

NEW BUSINESS

Medical Practices

Many Doctors have acquired their practice buildings and own them in their pension fund.
With the need to allow for premises to be expanded and partners in the practice to retire we are seeing the need to provide property and pension advice together.

We are working with specialist Pensions and Tax advisors Chancery LLP to provide a one stop shop to enable the expansion or relocation of the Practice and to unravel the ownership issues.
